I hear this all the time... the other agent has claimed that she can get a much higher price for the house, and then it sits, and sits on the market. Eventually, the price is reduced and in the mean time, HOA's and taxes are still being paid by the sellers. The home becomes stale and many prospects are turned off by the DOA, days on market number.
Price it right the first time and you are doing the right thing for your seller!
Here is a question that is all too often heard, and initially it used to annoy me but as the years go buy it now brings a smile to my face. “The other Agent said he could get more for my home then what you’re saying, why is that?”
Of all the possible answers to that question, I will always choose this explanation, and it doesn’t demean anyone involved because it can happen. Simply said, “It would appear that the agent that has given you that number may have used different properties in his analysis? Why don’t we compare them to this list that I have here and we can figure out the reasoning”. For some strange reason the numbers just don’t add up and clients are never left with the list or if it is there it may be outdated and thus not current.
After we go through the numbers together it is much easier for a seller to see my reasoning on how to market his home to sell in the least troublesome way for all involved. Just a win, win and a true meeting of the minds!
The only surefire guarantee in Real Estate is that markets will change, and when that happens we all need to be ready to adapt to it, are you ready to adapt!
